We recently launched a ‘Conveyancing Ready’ service with the aim of reducing the time it takes to reach exchange of contracts. The service is very simple – the client instructs us when they put the property on the market rather than when a buyer is found as is traditionally the case. Once instructed, we provide clients with all the forms they need to complete and return. This gives clients plenty of time to complete the forms and collate any additional required documents such as certificates and guarantees for any works carried out to the property. Once the forms are returned to us, these are simply held on file until a buyer has been found. We are then able to issue a full set of contract papers to the buyer’s solicitor, often on the same day or the day after the offer has been accepted.
