Conveyancing Ready Service – No Sale No Fee
If you are considering selling your home, it will not have gone unnoticed that the property market has entered a period of uncertainty as buyers and mortgage lenders evaluate the impact of coronavirus. Whilst the current slowdown is having a damaging short-term impact, we remain hopeful that the property market will pick up again without any long-term damage.
Although it is not currently practical to put your property on the market or undertake viewings, there are steps you can take now to save time when your house is sold. We recently launched a ‘Conveyancing Ready’ service with the aim of reducing the time it takes to reach exchange of contracts. The service is very simple – the client instructs us when they put the property on the market rather than when a buyer is found as is traditionally the case. Once instructed, we provide clients with all the forms they need to complete and return. This gives clients plenty of time to complete the forms and collate any additional required documents such as certificates and guarantees for any works carried out to the property. Once the forms are returned to us, these are simply held on file until a buyer has been found. We are then able to issue a full set of contract papers to the buyer’s solicitor, often on the same day or the day after the offer has been accepted.
We are now extending the service to anyone who is considering selling their property this year even if you haven’t yet been able to instruct an estate agent to market your home. Now is the perfect time, whilst it is quiet, to complete all the required paperwork and put yourself in the best possible position to move quickly when normality has resumed. We can send all correspondence by email and can now verify client ID using a secure mobile app which avoids the need to travel to our offices.
