    The Government has ordered that Home Information Packs will soon have to be provided as soon as a property is marketed. Currently, sellers have 28 days after a property is put on the market to provide the HIP. This enables the seller to begin the marketing process, provided the HIP has been ordered.

    Sellers can currently order a HIP and then start marketing their property for up to 28 days before the pack is available. The regulations on first day marketing will change from 6 April 2009, after which the Home Information Pack will have to be in place before marketing can start. Sellers will still get 28 days to complete the more complex parts of the Home Information Pack, such as property searches.

    In addition, the HIP will also have to include a Property Information Questionnaire. This will include flood risk information, gas and electricity safety, service charges, structural damage and parking arrangements. The Government believes this will help buyers to make decisions on to whether to view and purchase a property.
